The facility offers 255,000 square feet of space with flexible deployment options including cabinets, cages, private suites, build-to-suit areas, and available rooftop space. The available contract structures are a colocation license or an NNN lease. On-site corporate amenities include office space, conference rooms, and a 24x7x365 tech lounge with various comforts. The facility is a purpose-built, multi-tenant structure that is whitespace expandable.

The data center is powered by both AC and DC, with billing that is breakered and metered. The electrical design features Mitsubishi high-efficiency UPS systems and takes power at 26 KV for rate and distribution efficiencies. The facility is designed for an impressive PUE of 1.35. Power reliability is ensured by utility provider PSE&G, diverse utility feeds, and 24 hours of on-site fuel storage.

The mechanical systems rely on chilled water with evaporative condensing units and chillers, enabling air- and water-side economization alongside variable speed CRAHs and ultrasonic humidification. The design aims for a WUE of 0.35. For reliability, the cooling system uses N+1 chillers, cooling towers, CRAHs, and chilled water pumps, backed by 24 hours of on-site water storage.

Security measures are rigorous and active 24x7x365. Access is controlled via key card access, biometric scanners, and mantrap entries. The perimeter is secured by an 8' fence with controlled site access, and surveillance includes perimeter and interior IP-DVR cameras. Security is maintained by on site CoreSite security officers. The facility also offers 630 space on-site parking in a garage.

The facility is a major interconnection hub, offering AWS Direct Connect availability and a Blended IP service. It hosts CoreSite's Open Cloud Exchange and Any2Exchange. Connectivity is bolstered by diverse POEs, MDFs, and IDFs. Cross connects including fiber, copper, and coaxial have a standard 2-day installation SLA with faster emergency services. A Meet-Me-Room (MMR) is available.

The construction features varying floor loadings: 250 LBS/SF on Floor 1 and 165 LBS/SF on Floor 2. Column spacing is 24' x 24' on Floor 1 and 48' x 48' on Floor 2. The clear height is 17' above a 36" raised floor. Loading dock facilities include an exterior 48" dock-high with levelers. Elevators include passenger (2,500 LBS capacity) and freight (10,000 LBS capacity). Life Safety is supported by a dual interlock pre action dry pipe sprinkler system with VESDA, and lighting is controlled by a Lutron Eco System.

The data center aims for maximum reliability, offering N, N+1, and 2N UPS and generator redundancy. It provides a 100% uptime SLA and reports portfolio performance of six 9s (99.9999%). Operational since 2014, the facility holds certifications including LEED, Energy Star, SSAE-16 Type 2, Tier 3, DSS PCI, ISO27001, and SAS70 Type 2. It also meets regulatory compliance requirements such as HIPAA and FISMA. Staffing is 24x7x365 with BICSI and CFOT accredited personnel providing remote hands service, supported by a state of the art BMS.
