The MPLS CBD Data Center, professionally managed by Legacy Investing, is a premier multi-tenant facility situated at 1001 Third Avenue South in the heart of Minneapolis. The property occupies a 2.5-acre land parcel and features a substantial building size of approximately 500,000 sq. ft. This six-story retrofitted structure, which became operational in 2015, includes a below-ground parking garage with 214 spaces and four dedicated loading docks. Its strategic location offers excellent logistical advantages, being situated just nine miles from the Minneapolis-St. Paul International Airport (MSP).

Infrastructure and Capacity

Engineered for high-performance computing, the facility boasts a total building capacity of 30 MW of critical power, which is currently expandable to meet growing enterprise needs. Of this capacity, 20 MW is live and operational, while an additional 10 MW is currently under construction. The utility power feeds are exceptionally robust, providing 36.5 MW of capacity. The site is designed to a Tier 3 standard, ensuring high availability through N+1 redundancy across UPS, cooling, and standby power systems.

Data Hall Specifications

The facility offers a total of 100,000 sq. ft. of whitespace, divided into four expandable data halls. Currently, 60,000 sq. ft. of whitespace is live, with 40,000 sq. ft. under construction. The individual data halls vary in size—ranging from the large Data Hall 1 at 41,301 sq. ft. to specialized smaller footprints—featuring clear heights of 10 to 15 feet. This versatile environment supports a variety of configurations, including full cabinets, partial cabinets, shared rack space, private suites, and custom build-to-suit footprints.

High-Density Cooling Systems

To manage intense thermal loads, the building utilizes a 10,500-ton chilled water system featuring 1,500-ton centrifugal units and high-efficiency cooling towers. The air distribution is managed by 30–60 ton CRAH units, while the facility is specifically optimized for modern AI and HPC workloads through water-cooled distribution. This includes support for Rear Door Heat Exchangers and Direct-to-Chip cooling with dedicated secondary loops. These systems maintain an efficient Power Usage Effectiveness (PUE) of 1.3 while adhering to ASHRAE A1 and W32 standards.

Power Density and Performance

One of the standout features of MPLS1001 is its ability to support extreme rack densities, reaching upwards of 150+ kW per rack. This makes it an ideal environment for cutting-edge hardware and dense server deployments. The electrical architecture is highly flexible, allowing the N+1 redundancy configuration to be adjusted based on specific tenant requirements. This ensures that even the most power-hungry operations remain stable and scalable within the facility’s infrastructure.

Security at the facility is comprehensive and multi-layered, featuring 24/7 onsite security staff and a combination of CCTV surveillance, biometric access control, and card access protocols.
