1500 Champa, located in Denver’s central business district at the intersection of 15th Street and Champa, serves as a premier carrier hotel building and managed data center solution built to meet the needs of bandwidth-intensive users. The facility is specifically engineered for telecommunication carriers, Internet service providers, colocation companies, and enterprises requiring critical infrastructure support such as data centers, switch site locations, disaster recovery, and points of presence. Originally constructed for a different purpose, the building was retrofitted for data-driven operations and became fully operational in 2001.

Positioned at one of Denver’s largest fiber optic intersections, the facility benefits from multiple diverse fiber feeds with direct adjacency to major telecom hubs including the Denver Gas and Electric building, Qwest’s central switching office, and AT&T Denver Main. This strategic location allows tenants to significantly reduce telecommunications link charges. The building houses two independent Meet-Me Rooms (MMRs) supported by 13 fiber carriers, enabling inter-tenant network interconnection at no additional cost. The facility offers generous, no-fee conduit and riser space for running fiber optic cabling and provides direct access to street fiber vault interconnections, making it ideal for high-capacity network operations.

While formal third-party Tier certifications such as Tier III or IV are not publicly stated, the facility integrates N+1 redundancy across UPS, standby generator power, and cooling infrastructure. The internal Tier design is categorized as Tier 1, emphasizing enhanced redundancy for power and environmental resiliency tailored to critical IT operations.

The building spans 138,000 square feet with floor load capacities exceeding 100 lbs per square foot to support heavy telecommunications and IT equipment. Fully built-out whitespace currently measures 13,500 sq.ft. Available space includes 18,403 sq.ft on the 1st floor (formerly Teleglobe’s data center), 15,000 sq.ft shell space on the same floor, 40,000 sq.ft shell space on the 2nd floor, 18,621 sq.ft in Sublevel-1 (formerly MMFN data center), and 1,300 sq.ft previously used by 360 Networks as a switch site. Tenants may deploy in full or partial cabinets, shared rack space, private cages, suites, or custom data hall builds. The 1st floor provides 16’9” clear height clearance while the 2nd floor offers 11’6” clearance.

The facility delivers high-grade electrical infrastructure with 10,000 amps of 480-volt, three-phase power, offering tenants the ability to contract directly for separately metered electrical service. The windowless structure improves environmental stability, functioning as a thermal break for sensitive IT infrastructure. The 42,000 sq.ft. roof includes generator pad sites and antenna installation zones using an engineered structural mounting platform. The basement includes demised diesel fuel storage bays capable of supporting tanks up to 12,000 gallons each, enabling extended generator runtime. Cooling and environmental control operate 24/7, supported by dedicated, no-fee roof pad space where tenants may install condensing units and dry coolers without installation charges.

Security is maintained 24/7 with closed-circuit video monitoring, a modern alarm system, and elevator-based keypad authorization for restricted floor access. Security personnel remain on-site during business hours, while tenant access to equipment spaces, generators, and HVAC systems is available 24 hours a day, 7 days a week. On-site technical engineering staff is also available 24/7 to support deployments, maintenance, and infrastructure troubleshooting, ensuring real-time assistance for mission-critical workloads.
