Purchased in 2013, QTS transformed a former 700,000-square-foot Maxim semiconductor manufacturing facility into a cutting-edge data center. Strategically located on a 54-acre campus in the Irving/Las Colinas area of Texas, this facility offers significant room for expansion, with the potential to triple its footprint. The site has achieved LEED Gold Certification for Phase I and is ideal for enterprises of all sizes requiring scalable infrastructure. The QTS Irving campus encompasses a total of 700,000 square feet, including 292,000 square feet of raised floor space. The purpose-built data center includes dedicated halls ranging from 25,000 to 30,000 square feet, with column-free layouts in Halls 3, 4, 5, and 6 for uninterrupted operational flexibility. Data Center 3 alone spans 427,000 square feet of enclosed space across three stories and includes 172,000 square feet of raised floor. It is built to withstand 125 mph winds and offers customizable power and space configurations, as well as flexible office, conference, and storage spaces.

QTS Irving is equipped with two separate 138kV utility feeds and an on-site redundant substation with 140MVA total capacity. The facility provides 36MW of UPS power and supports both N+1 and 2N power distribution architectures. A parallel redundant N+1 generator farm is supported by 48 hours of on-site diesel fuel storage, with multiple refueling contracts in place. Within Data Center 3, there is a planned critical power capacity of 32MW, distributed at 2.66MW per data hall via a dedicated on-site substation.

The data center utilizes a mix of air-cooled and water-cooled chillers, with 100,000 gallons of chilled water storage and 48 hours of make-up water storage. Water-side economization further enhances energy efficiency and sustainability.

As a carrier-neutral facility, QTS Irving features diverse building entrances and two physically separated Meet-Me Rooms. Tenants benefit from convenient in-building access to multiple network providers and redundant connectivity to regional carrier hotels and long-haul carrier points of presence. The facility hosts one Internet Exchange Point and two major network providers.

Security at QTS Irving is top-tier, with 24x7x365 manned security, card key and two-factor biometric authentication, and a secure single-vehicle entry gate. Additional protective measures include an 8-foot Ameristar Impasse security fence, a 16-foot concrete wall protecting critical infrastructure, and comprehensive CCTV surveillance. VESDA smoke detection systems are installed above and below raised floors for early fire detection.

The facility provides ample amenities including office space and conference rooms. A range of colocation services is available, including full and partial cabinets, shared rackspace, cages, suites, and footprints. Remote hands support is also offered, enhancing operational flexibility for clients.

QTS Irving maintains high standards of compliance and security. The facility holds certifications including PCI DSS, ISO 27001, LEED Gold, FISMA, SOC 1 Type II, and SOC 2 Type II. These certifications reflect QTS’s commitment to operational excellence and regulatory adherence.
